Find a private property with an awe inspiring sea view

When our clients contacted The Property Finders they had already been looking for a second home in Mallorca for months. They wanted a sea view and total privacy but with children between 9 and 15 years old they also needed to be within reasonable distance from activities for them. Estate agents had shown them a lot of properties and they had been ricocheting all over Mallorca, from Andratx to Banyalbufar, Valldemossa and Pollensa. They were starting to feel dizzy and realised that using a property finding service made a lot more sense.

The challenges

The sea view. Mallorca has 554kms of coastline but once the inaccessible mountain areas, the protected areas, green zone and military areas are excluded not much is left for properties. Only about 21% of the 1,000m wide coastal strip has been urbanised and much of that lacks privacy.

The privacy. A big issue for our clients which could be achieved by buying a property with lots of land, tough with the budget. Building plot sizes have been decreasing in recent years and a house on 1,000m2 wouldn't be private enough.  

The search area in the south-east of Mallorca

This search highlights very well a major difference between estate agents and property finders, agents working for the buyer. The reason our clients had viewed so many properties was because estate agents can only show what they have listed within budget. Where they are isn’t really an issue, they just want to get a buyer in the door.  In contrast, for The Property Finders, it’s all about ‘the where’ and that is always our priority and we believe buyers should only look at specific properties one suitable locations are identified. 

So, the starting point in the search was ruling out unsuitable locations; too busy in summer ruled out on the privacy issue, a long way down unmade dirt tracks ruled out as too isolated for the children, local weather conditions can mean mists often obscure the sea in some locations in Mallorca ruled out others. Our clients then realised that all the properties they had seen this far, some of which they had quite liked, were in locations that wouldn’t have work for them.  What a waste of time. Our approach saves our clients’ time, we do the legwork, sorting and sifting so they don’t have to. It does mean that our shortlists are often very short indeed and we will only recommend a property if it ticks all the boxes.

So, after our first meeting on the island we got to work drawing up a list of suitable locations. In the meantime, our clients went to Florida and stayed in a waterfront villa in Naples. On their return they announced that their Mallorca home had to have ‘frontline sea views’. Terrific! A difficult search had just become fiendishly difficult: privacy, a frontline sea view and good access all in the same package.

With the criteria revised, focus switched to the south east corner of Mallorca. We looked at every frontline road around Tolleric, La Rapita, Cala Pi, Cap de Regana and all the way to Port Metro.  With a shortlist of precisely 3 properties, all meeting all the criteria, our clients came to view.

After viewing two properties at Porto Petri our clients saw ‘the one’ in Tolleric. Never openly advertised in Mallorca we found the property on a German-language website with a company based in Cologne. Located on a 1,700m2 plot at the end of a cul-de-sac there was total privacy, a jaw-dropping sea view from the 25m high cliff covering the entire Bay of Palma.  It was only 25 minutes to Palma city and 15 minutes to the airport plus a shopping centre and lots of amenities within easy reach. 

In the end, with a lot of patience and perseverance we found it, every box ticked and no time wasted. It's not necessary to view lots of properties to find 'the one'. It takes focus, firstly on locations, then on the handful of properties that look right.
